These terms cover your use of www.blueanchorpm.rent (the "site"), run by Blue Anchor Property Management Inc. ("Blue Anchor", "we", "us"), 25 Frankford Crescent, Trenton, Ontario K8V 6H8. By using the site you agree to them. If you do not agree, please do not use the site.

Information on this site is general, not advice

Our guides, blog posts, market reports, rent estimates and calculators are general information about renting and managing property in Ontario. They are not legal, tax, accounting or financial advice, and they may not reflect the latest changes to the Residential Tenancies Act, 2006, Landlord and Tenant Board rules or the annual rent increase guideline. For decisions about your own property, speak with a lawyer, paralegal, accountant or other qualified professional.

Rent estimates and listings

Rent estimates are based on leases we have signed and public listing data, and they change over time. They are not a valuation, an appraisal or a promise of what a property will rent for. Listings of homes for rent are subject to availability, approval and a signed lease; details can change without notice.

Our services are set by written agreement

Pricing and service descriptions on the site summarize what we offer. The terms that apply to any owner or tenant are the ones in the signed property management agreement or lease, which take priority over anything on the site.

Forms and messages you send us

When you submit a form, request an analysis or contact us, you agree that the information you give is accurate and that we may contact you about your request. How we collect, use and protect personal information is set out in our privacy policy. You can ask us to stop contacting you at any time.

Acceptable use

Do not use the site to break the law, send spam or harmful code, try to get into parts of the site or our systems you are not meant to reach, or collect other people's information. We may block access that does any of these things.

Content ownership

The text, photos, graphics and logos on the site belong to Blue Anchor or are used with permission. You may share links to our pages and quote short passages with credit and a link back. Please do not copy whole pages or articles to another site without our written permission.

Links to other sites

We link to outside sites such as the Ontario government, the Landlord and Tenant Board and our tenant and owner portals. We do not control those sites and are not responsible for their content or practices.

No warranty and limits on liability

We work to keep the site accurate and available, but it is provided "as is" without warranties of any kind. To the extent the law allows, Blue Anchor is not liable for any loss or damage arising from your use of the site or reliance on its content. Nothing in these terms limits rights you have under Ontario consumer protection law that cannot be waived.

Governing law

These terms are governed by the laws of Ontario and the federal laws of Canada that apply there.

Changes to these terms

We may update these terms from time to time. The date at the top shows when they last changed. Continuing to use the site after a change means you accept the updated terms.
