The handoff

What we collect from your current manager.

You give notice under your current agreement and sign ours. We do the chasing from there.

  • Signed leases and any renewals or amendments
  • Tenant ledgers and current balances
  • Last month's rent deposits and key deposits
  • Tenant contact details and emergency contacts
  • Open maintenance requests and warranty paperwork
  • Any active N-notices or LTB files
  • Keys, fobs and access codes
  • Vendor list and service contracts

Taking over a sitting tenant

$150 per tenancy on Standard, included on Platinum. It covers the records transfer, tenant introduction, new payment setup and the takeover condition report.

Inherited problems

Arrears or a tenant already heading to the LTB? Tell us up front. We take those files over too; LTB filing for an inherited tenant is $499 on Standard and included on Platinum.

Paid faster from month one

Once rent is flowing through us, owner payments go out by the 15th of the same month it is collected.

Switching questions

How long does a switch take?

Most takeovers finish within one rent cycle, subject to the notice period in your current agreement. We request records the day you sign.

Do my tenants need to sign anything new?

No. The existing lease stays in force. Tenants get a letter with new payment and maintenance instructions.

What if my current manager is slow to hand over records?

We follow up directly and keep you copied. If deposits or ledgers are missing, we document what was received so nothing becomes your problem later.

Can I switch partway through the year?

Yes. Leases do not need to line up with your management agreement.

Ready to switch?

Tell us about your property and current agreement, and we will map out the handoff.
