How Blue Anchor Property Management collects, uses and protects personal information. Last updated October 17, 2026.

Who we are

Blue Anchor Property Management Inc. ("Blue Anchor", "we") manages long-term residential rentals in Ontario. This policy covers personal information we collect through this website, rental applications, management agreements, leases and our day-to-day work for owners and residents. We follow Canada's Personal Information Protection and Electronic Documents Act (PIPEDA).

Our privacy officer is Andrew Fothergill, owner. Questions or requests go to [email protected], 613-406-7368, or PO Box 22057, Trenton, ON K8V 6S3.

What we collect

  • Website forms: your name, email, phone number, property address and anything you write in the message, such as rent, unit details or timing.
  • Rental applicants: identity and contact details, employment and income, current and past landlords, references, people who will live in the unit, pets and vehicles, and, with your written consent, a credit report and background check.
  • Owners: contact details, property and unit details, banking details for rent deposits, and tax details we are required to collect, such as for non-resident owners.
  • Residents: lease details, payment history, maintenance requests, inspection notes and photos, and our messages with you.
  • Website use: pages visited, the site that sent you, device and browser type, and approximate location, collected with cookies.

How we use it

  • To answer your enquiry and send the rental analysis, quote or information you asked for.
  • To assess rental applications and help the owner choose a resident.
  • To manage the property: collect rent, pay owners, arrange repairs, run inspections and keep records.
  • To meet legal duties, including tax reporting and Landlord and Tenant Board filings.
  • To improve this website and our service.

We only use personal information for the purpose it was collected for, or a related purpose you would reasonably expect, unless you agree or the law requires it.

Consent

When you submit a form, apply for a rental or sign an agreement with us, you agree to us using your information as described here. We ask for separate written consent before any credit or background check. You can withdraw consent at any time by contacting us, subject to legal or contract limits. If you do, we may not be able to process an application or provide a service.

Who we share it with

We do not sell or rent personal information. We share it only when needed:

  • With the owner of the property you apply for or live in.
  • With credit bureaus and screening services, with your consent.
  • With contractors who need your name, number and unit to complete a repair.
  • With companies that provide our software, payment processing, messaging and record storage. They may use it only to provide their service to us and must protect it.
  • With the Landlord and Tenant Board, courts, collection agencies, insurers or our lawyers and accountants, when needed to enforce a lease or agreement or to meet the law.

Texts and emails

We send texts and emails you have asked for, or that relate to your application, property or lease. We send marketing messages only to people who have agreed to receive them, as Canada's Anti-Spam Legislation requires. Every marketing email has an unsubscribe link, and you can reply STOP to any text. Message and data rates may apply.

Cookies and analytics

This website uses cookies and similar tools to remember your settings and to count visits and see which pages are useful. The reports we see are in total, not about you by name. You can block or delete cookies in your browser settings. Most of the site will still work.

Where it is stored

Some of our service providers store records on servers outside Canada, mainly in the United States, and some of our team work remotely. Information held outside Canada is subject to the laws of that country. We choose providers who protect information to a standard comparable to Canadian law.

How we protect it

Records are kept in password-protected systems, access is limited to staff who need it for their work, website forms are sent over an encrypted connection, and paper files are kept locked. Banking details are never sent by regular email.

How long we keep it

We keep personal information only as long as we need it for the purpose it was collected for and to meet legal requirements. Financial and tax records are generally kept for at least six years. When information is no longer needed, we delete it or shred it.

If something goes wrong

If a breach of security creates a real risk of significant harm, we will notify the people affected and report it to the Office of the Privacy Commissioner of Canada, as PIPEDA requires.

Your right to see and correct your information

You can ask what personal information we hold about you, how it has been used and who it has been shared with. You can also ask us to correct anything that is wrong. Send the request to [email protected] and we will reply within 30 days. If you are not satisfied with our answer, you can contact the Office of the Privacy Commissioner of Canada.

Children

This website is meant for adults. We do not knowingly collect information from children, except names and ages of minors an applicant lists as people who will live in the unit.

Changes to this policy

We may update this policy. The date at the top shows when it last changed.

Accessibility

We want everyone to be able to use this website, including people with disabilities. We aim to meet the Web Content Accessibility Guidelines (WCAG) 2.0 Level AA, and we follow the Ontario Human Rights Code. If any part of the site is hard to use, or you need information in another format, email [email protected] or call 613-406-7368 and we will help.

Why we exist

Blue Anchor exists so rental owners in Quinte, Northumberland and Durham can own property without it running their lives, and so their tenants get a well-kept home and a straight answer. We work on extreme ownership and constant communication: every fee is published, every step is reported, and problems get handled, not passed along.
